The proposal takes cues from the form and proportions of the original dwelling, reinterpreting these elements through a modern architectural language.

At the heart of the project is the creation of flexible living spaces that can adapt to the changing needs of future occupants. The approved design includes a comprehensive reconfiguration of the ground and first-floor layouts, significantly improving circulation throughout the home.

The new extension provides a generous 48m² open-plan family space, creating a bright and sociable environment that serves as the focal point of the house. Large areas of glazing introduce natural daylight deep into the floorplan while framing views of the landscape beyond.

Future accessibility was also an important consideration, with provision incorporated into the design for an internal lift, ensuring the home can accommodate occupants of all ages and mobility requirements.

A Planning-Led Design Approach

The proposal builds upon planning principles established through a previously approved application for the site. By maintaining the scale and volume previously accepted by the Local Planning Authority, the design demonstrates a clear and robust planning rationale while delivering a significantly improved internal arrangement.

The extension retains the existing ridge height and roof datums, while a new double-gable roof form integrates the additional accommodation into the overall composition of the house. This approach enables the creation of a new principal bedroom suite and additional first-floor accommodation without compromising the building's relationship with its surroundings.

Careful consideration was also given to neighbouring amenity, daylight, privacy and flood risk, ensuring the development remains appropriate to its context and fully aligned with established planning policy.
