A. Additional Application - We have a vast amount of experience with many different local authorities, managing all types of planning applications. Our experience covers projects which come within Permitted Development Rights, Full Planning Applications (extensions and new builds) and appeals applications. Our success at planning is very high, with engagement throughout the process with your council and case officer. The Home Design Pack includes, one Full Planning Application or a Lawful Development Certificate. In addition to your planning permission, there may be other supporting applications required for your project. There are three main types of additional applications which are required: Environmental, Community and Licensing.
B. Party Wall - The Party Wall process is unavoidable if you are building close to, or, on a boundary shared with a neighbouring property. Depending on the relationship of the boundary to your property, you will require a particular award or notice signed by all related property owners, in order to begin building. The Party Wall act of 1996 provides a framework for preventing or resolving disputes in relation to party walls, party structure, boundary walls and excavations near neighbouring buildings.
C. Utilities Application - During the process of your home renovation there are often utilities which need upgrading and some parts of the building may affect some existing utilities. Most renovations or proposals will affect services; such as water, gas or electricity. Less common are renovation projects which affect public amenities and highways.
D. Structural Design - Following your finalised design and approved planning application, we will send your detailed drawings to our third party Structural Engineers for them to provide quotations. Most projects will require a Structural Engineer as they calculate, strength and rigidity of the building structure.
They are on hand to answer any questions or concerns and ensure the structure of your home is designed safely.
E. Building Control - Building regulations apply to most building work. In managing your building control application process, we can respond to any questions which may arise from the inspecting body. Most of our projects will go through a ‘full plan check’ with a private building control company. By engaging with companies which we have used on numerous projects, we can accurately manage the ‘full plan check’ prior to commencing on site and also the site inspections. This ensures that all of the relevant information is passed on and you receive your certificate upon completion.
F. On site Project Support - Model Projects offers on site support as an additional service once your build as commenced. We will work with you and your chosen contractor to facilitate the building phase of your project. Our project support services include contract administration, key stage visits, timeline and budget management along with drawing updates. The levels of support required can depend upon the complexity of the project, your experience of building works and your work commitments.
