What is included in the Core Drawing Pack?

The Core Drawing Pack is divided into two sequential stages, each aligned with a key phase of the project. Together, they provide a clear design pathway from initial proposals through to construction-ready information.

Up to Planning Package

This stage establishes the design direction and provides the drawings and documentation required for a planning submission.

  • Site survey – A thorough on-site assessment to measure and document your property, capturing key details for accurate design.

  • Existing drawings (2D & 3D) – Detailed plans and 3D models of your current property, forming the foundation for the new design.

  • Design session (in-person or virtual) – Collaborative meeting to explore ideas, preferences, and project goals, ensuring the design aligns with your vision.

  • Proposed drawings (2D & 3D), including two/ four external renders – Complete plans and 3D visuals of the proposed design, including two high-quality exterior renders to help you visualise the final result.

  • Planning, Design & Access Statement – A formal document supporting your planning application, detailing the design approach, site context, and access considerations.

 

Not included: 

  • Fees to the local authority

  • Third-party reports (e.g., ecology surveys)

  • Listed Building Consent

 

Up to Building Control Package

This stage establishes the design direction and provides the drawings and documentation required for a building control and onsite.

  • Follow-up meeting – A review session to discuss technical details, answer questions, and ensure the design is fully aligned with construction requirements.

  • Technical drawing pack – Comprehensive construction-ready drawings, including plans, sections, and details needed for building control and on-site work.

  • Building control submission – Preparation of all documents and drawings required to submit to the local authority for building control approval.

 

Not included: 

  • Fees to building control

  • Engineer Calculations

  • Third Party Reports (Drainage Survey, etc...)

The Model Projects team can assist in obtaining quotes for third-party services such as engineering and building control if needed.
