A. Additional Application - We have a vast amount of experience with many different local authorities, managing all types of planning applications. Our experience covers projects which come within permitted development rights, full planning applications (extensions and new builds) and appeals applications. Our success at planning is very high, with engagement throughout the process with your council and case officer. If you purchase the full Home Design Pack, one Full Planning or Lawful Development Certificate is included. In addition to your planning permission, there may be other supporting applications required for your project. There are three main types of additional applications which are required: Environmental, Community and Licensing.
B. Party Wall - The Party Wall process is unavoidable if you are building close to or on a boundary shared with a neighbouring property. Depending on the relationship of the boundary to your property, you will require a particular award or notice signed by all related property owners in order to legally begin works. The Party Wall act of 1996 provides a framework for preventing or resolving disputes in relation to party walls, party structure, boundary walls and excavations near neighbouring buildings.
C. Utilities Application - During the process of your home renovation there are often utilities which need upgrading and some parts of the building may affect some existing utilities. Most renovations or proposals will affect services; such as water, gas or electricity. Less common are renovation projects which affect public amenities and highways.
D. Structural Design - All of our staff have experience and understanding of the limitations and potential of materials and our projects are designed with engineering in mind. Following the confirmation of your initial proposed design, we recommend issuing our draft structural design to a structural engineer. The design can then be checked for feasibility and any possible cost saving suggestions. Our engineers are on call to answer questions from your builders.
E. Building Control - Building regulations apply to most building work. In managing your building control application process, we can respond to any questions which may arise from the inspecting body. Most of our projects will go through a ‘full plan check’ with a private building control company. By engaging with companies which we have used on numerous projects, we can accurately manage the ‘full plan check’ prior to commencing on site and also the site inspections. This ensures that all of the relevant information is passed on and you receive your certificate upon completion.
F. On site Project Support - Model Projects offers on site support as an additional service. If taken up, we will work with you and your chosen contractor to facilitate the building phase of your project. Our project support services include contract administration, key stage visits, timeline and budget management along with drawing updates. The levels of support required can depend upon the complexity of the project, your experience of building works and your work commitments. We can offer basic support, including contract administration and a final meeting to ensure that your builder has completed the project as per the contract and to check the standard of finish. Alternatively, we can offer full time project support, which may include weekly site visits and management of supplier delivery items, etc
